The previous tenant said they cleaned before leaving. Is that enough?

Most tenants do a surface clean before handing over keys. They mop the floors, wipe the counters, maybe scrub the toilet. But they do not clean inside the oven, behind the refrigerator, or in the window tracks. They do not disinfect light switches or sanitize the shower grout. A professional move-in clean goes to a different level because it covers the spaces that self-cleaning always skips.

The condo is brand new. Does it still need cleaning?

Absolutely. New condos in Ho Chi Minh City are handed over with construction dust in every crevice. Open a cabinet drawer and run your finger along the inside edge. You will find fine grey dust from drilling, sanding, and plastering. Air conditioning ducts have been open during construction and contain particulate matter. New paint and adhesives also release volatile compounds that settle on surfaces. A deep clean before moving in removes all of this.

What about the AC units? They look clean from the outside.

The exterior housing might look fine, but the filters and fin coils collect dust during construction and vacancy. This service includes cleaning the AC vent covers and accessible filters. For a full internal AC service (chemical wash of the coils and drainage pan), that is a separate service, but it is highly recommended for any new move-in.

Can this be done before my furniture arrives?

Yes, and that is the best timing. An empty unit means every square centimeter of floor, wall, and surface is accessible. There is no need to work around furniture, no risk of splashing cleaning products on belongings, and the job finishes faster. If your furniture is already inside, the clean still works, but it takes longer because items need to be moved or worked around.

I am moving from overseas and cannot be there. How does this work?

What gets the most attention during a move-in clean?

Bathrooms and kitchens take the most time because they accumulate the most invisible contamination. Toilet bowls, shower grout, sink drains, stovetops, and refrigerator interiors are all deep cleaned and sanitized. After bathrooms and kitchens, floors and windows receive detailed attention, followed by closets, cabinets, and AC vents.

How long does it take for a typical two-bedroom condo?

An empty two-bedroom unit usually takes 4 to 5 hours. If the unit has not been cleaned in a while or has post-construction dust, add another hour or two. A furnished unit takes 5 to 7 hours depending on how much furniture is present.

Will the cleaning remove the "new paint" smell?

Cleaning surfaces that off-gas volatile organic compounds (VOCs) helps reduce the smell, but it does not eliminate it entirely. Ventilation is the best remedy for paint smell. Opening windows and running AC in fan mode for several days will clear it faster than any cleaning product.
